There will be no i’tikaaf if you are in a state lockdown. And if your state isn’t locked down, perform the i’tikaaf in a community mosque where the congregation is very few.
Also, if you are in a state of lockdown, and you have a mosque in your own house, you can observe the i’tikaaf therein and only go into the home for necessities.
As for Eid, you observe it in the mosque with your family (if you have a mosque in your compound). And if there is no mosque in your house, you observe the Eid in the available space of your home (compound).
As for khutbah, if you are 3 and above, there may be khutbah after the solaat.

A designated area inside the house will not qualify for the last ten days of i’tikaaf – according to the classification of i’tikaaf among the Hanafis. That will be khalwah and not the recommended i’tikaaf.
Questioner: Can a husband abstain from sex with his wife during this period applying the rule of I’tikaf?
Ibn Taofeeq Abdul Azeez: Yes, if only they are performing i’tikaaf but if they aren’t, there is no need for abstinence.
